Hey @Josh H.

Love the aspiration to get into a new asset class! MTRs are one of the best and most secure routes for anyone to go in this market in my opinion. I don't specialize in the Dallas area but I'm sure others do in these forums. My one recommendation even though I'm not from your area is to confirm all of the laws you need to be aware of with the counties/township/HOA's office. Generally, you can find this information online in their code of ordinances but sometimes it's easier just to give them a quick call.

If you really want to learn about home improvement I would recommend getting the home improvement 1-2-3 textbook from home depot which goes into depth on teaching you how to install and do maintenance on your property overall from beginner-advanced.

This is going to lead to so many articles and more TikTok videos talking about the death of Airbnb hahaha. I love reading these because I can't even take the articles seriously... 

But in all seriousness, uneducated buyers being pushed by so-called "STR experts or Airbnb Arbitrage experts" are becoming the new FAD of the STR markets nowadays. What I really think is going to happen over the next year is all of the gurus will be exposed and the real investors will be put in the spotlight. This same situation happened in the social media SMMA space, then the E-commerce space, and now the same thing is happening in the STR space. If you are a legitimate investor in this space then you shouldn't be worried, but if you are someone selling a course after buying your first property oh man are you in for a fun ride LOL.

I believe there is a common trend going on in nearly all the markets where STRs are common. This had been explained by @Dan Maciejewski perfectly ~ "Higher rates squeezing some financed buyer out and a lock of turnkey properties for sale in the right areas". 

Especially in the Poconos, we have noticed that it is now harder to find better deals as we still are in a seller's market. But, I am expecting these expectations to be caught up soon! Besides that, most properties you will see in the Poconos will be on the market for at least one month before gaining much traction. But, there are still those one-off properties that are great deals that are sold within one week of it being listed due to the seller's expectations of the market being set precisely.

Hey @Wilson Hunter!

@Christian Ehlers nailed this one right on! The resolution is really the only thing that will matter. The number of pictures won't generally have an effect on the optimization of your listing, I wouldn't have over 40+ pictures on a listing though as you don't want any consumers getting analysis paralysis.

I'm not involved in the Knoxville market but best of luck! If there is any advice I can give it is that you really do some due diligence before taking that next step. Make sure to call your city's office building to verify if there is any hotel tax and to figure out what the overall process is when starting/operating your STR legally. Also, when working with a PM company I would make sure to find someone that is a one-stop shop for all of your STR needs. When working with very large management companies remember they will still make you do a large amount of work with your house keepers and property managers.

It really depends... Given how many gurus are marketing and pushing consumers to get into Airbnb arbitrage it has created a massive amount of saturation across many markets. That doesn't mean there aren't good deals out there, but nowhere near as many as there used to be. I would also consider that market rents had just increased and usually when getting into Airbnb arbitrage you are signing leases for 2 years at a time which could be the difference between you making or losing money.

@Joe Splitrock really answered this one well! Another thing to consider is when using a HELOC your monthly expenses will be higher so just make sure you are really running your analyses conservatively when moving forward!
