I would recommend looking deeper than this. Diving into each successful listing and really digesting why it has performed so well will be your best bet on this. I would recommend using price labs to do this since you can create such specific comp sets which really allow you to analyze the data you are looking at on Airbnb/VRBO.

@Mike Dymski really nailed this one right on. The industry had expanded during the pandemic and is still higher than pre-pandemic levels... I highly doubt they are 100% putting a freeze on all travel nurses since the industry has expanded so much. But, I would still take what he said with a grain of salt. If anything, I believe this is more of an indication for you to really make sure that you are securing real estate that is within close proximity to these hospitals so you can make sure you can have a scarce product for consumers (e.g. medical professionals)

I would really take into consideration what @Collin Hays is saying as this is exactly what Vacasa does. At our property management company at BespokeStay, we have taken this into consideration and have made a property management company that takes care of all of the overall operations such as taking caring of coordinating with housekeepers, guest communications, etc... 

You could completely do this all yourself though if you really wanted to learn the operations and systems that go into making and operating your Short-term rental business. But, it's all up to your objectives!

That's generally the expectation of what you would exactly want to do. But, I would only take it as it comes along and focus on one strategy at a time. This way you can focus on buying in the right location so it performs the best-doing one of the strategies and you always have the other strategy in your back pocket.

@Lamonte Menifield I would not do this just yet. I would scour through these forums on the Arbitrage topics as you can gain more information from these forums alone than what you will be able to garner from a single course. P.S. a lot more can be done with $1K in Real estate than you could imagine. I've wasted so much money on courses and I regret it more than anything I've ever done so make sure you're using the capital that you're putting into your business to get an ROI and not diminishing returns.
