I would recommend using price labs over Airdna. Airdna isn't as easy to use to make comparable sets and to key in on areas that match the specific criteria that you are looking for. 

Another thing to consider is that Airdna provides more speculative rates compared to platforms like pricelabs, rabbu, transparent, etc. A good way to give yourself more clarity is to collect all of the data you have from all of the platforms and take an average rate from all of them.

Hey @Laura Greaney

During times when the governance is in the process of changing or remaking their ordinance for their county I would suggest to hound the local zoning office or township office of any changes that are going to be happening. 

Other than that, I would advise for anybody looking to buy in areas like this to tread carefully or look in another area that has a much more positive consensus on STRs.

It really does depend on the type of agent you are working with and what they can bring to the table. Some agents don't actually understand real estate investing so you need to make sure that you are working with an agent that is actively invested in the same market that you are looking into. 

If you do find an agent that knows what they are talking about they could be huge for helping you put a deal together and helping you get a property under contract too. Not only can they help you put deals together but they can also provide you with clarity when going into a transaction making you step out of the first person point of view and putting you into the third person.

Hey @Jinny Uppal

I would recommend looking in Monroe County. This area has a ton of rural areas within it and an amplitude of amenities to offer within the county vs. Lehigh Valley. 

Other than that, I see Bushkill to be a bad area to look in as the HOA fees are crazy. Saw Creek Estates could be hit or miss too, but I haven't invested there myself yet so wouldn't be able to offer a good piece of recommendation for you on that!

I would recommend going the DSCR route or a creative financing route moving forward. HELOC interest rates seem to be getting higher and higher so it may be tough to make a deal work on the numbers side of things.

@John Underwood said this one best ~ You may be able to do well in the summer months. But, what does the off-season look like? Given it it Lakefront too you may be able to get away with a small number of bookings during the off-season but that isn't something I would bet on. 

Otherwise, given how the current economy is what is your long-term outlook for the property? Hold for 10+ years? Or sell within 5-10? Would love to help out more! Don't hesitate to reach out!
