To find out if an area has a very solid amount of demand I always first check the area's vacancy rates. The lower they are the better for you. If your area's vacancy rate is very high then your area may have too much supply and you will have to lower your prices that you have your rentals listed at. I'm not involved in the Charlotte market but the best advice I could give you regardless of what market you are in is to become a master of the zoning rules in your market. This will help you a ton when looking for investments, especially in the more metro areas.

Hey @Vincent Meoli! 

It's definitely been a common trend for our properties to see listings performance drop off due to Airbnb niching down so heavily... I would recommend listing your properties across multiple platforms in this case (Expedia, Marriot, VRBO... Figure out what works!). Also, another thing I would recommend is making a price labs market dashboard at your property so you can compare all of your competition your property has to figure out if you are just getting beat out on that level.

Avoid breaking any rules at all costs. Tech is improving by the day and there will be a point where everything is so regulated no one will ever be able to get away with anything. You're on the right track though! I would rethink your game plan on this one and layout all of the potential options you have and what your objectives are in the short and long term.

I wouldn't recommend going below 20% so you have some room to have as a buffer. Another good calculation you can use though is gross yield. This is one that my team uses on top of using CoC return so we have more clarity in our estimates (Gross Yield = Annual gross rent / Current market value)

Just like @Andy Sabisch said, keep things simple... My best recommendation would be too make photo albums on your phone and store each specific picture in folders. This way if you need it you can simply download them from there or transfer them to where they need to go.
