STR/AirBnB Income Estimate

Hey all,

In previous posts, I’ve had some really great input and I’d love some help projecting rental incomes based on others’ experience.

I’m purchasing a single-family home in Columbus, Ohio. In a good area (Clintonville) and within 10 minute drive to OSU campus and major hospitals.

It’s a three bedroom and I plan on living in and renting out the additional bedrooms on Furnished Finder/AirBnB, etc. I’ve looked at other estimates on AirBnB for bedrooms in the area but it’s across the board.

I’d be open to LTR, but I’ll be living there to manage the bookings and things on site. I’d guess there might be more income potential on STRs.

Can anyone speak to rental income (per bedroom) in central Ohio or major Midwest cities and what other insights has worked really well for you in that category?

I’m excited to hear replies.

I helped a client get something that he rented by the rooms in my market, b class house in a C class area and he got $700 per bedroom. His cost was like 150k and the city gave him  a grant for buying it. I was kind of shocked to be honest. Sorry I’m not in Ohio but it was proof of concept for me, makes me wish I didn’t sell a 3/3 flip in 2019… sigh. Good luck to you. If I was young and single I definitely would do the bedroom thing.
