Post: STR on weekends with renter during the week

@Jared Boundy, this may be annoying to do but you could just set the guest that is staying during the week on multiple extended stay lease agreements with a VA that sends them out for you so everything is in writing and so you are avoiding a long-term lease so they are just guests and not tenants. Just a temporary solution to offer! Obviously, there may be something better than this.

@Matthew Masoud to add onto that the tax advantages aren't as good and you don't get to see any appreciation except for your leases being increased from the landlord!

Hey @Jacob Brush! Where did you sign up for the course? 

For the test, you need to study the information that is provided to you directly from whomever you would be taking the exam. If they offer quizzes for a certain amount of money I would highly recommend doing it as it will highly pay off for you when taking the actual tests as the questions being asked during the test will be relative to the questions you we're asked on your study material.

Yes, we actually had and this was a horrifying experience especially when on a larger scale. Due to this we have now switched back to the platform we we're using before (Guesty) and have been happier than ever since then haha

It's crazy to see what's happening in the metro areas! Same thing has happened to us and we have now gone the MTR route with most of our STRs in Philadelphia @Travis Biziorek

This really is every market right now and I feel that this is going to be a continuing trend until either prices correct or interest rates fall. Besides that, there still are deals out there but now more than ever it is more than important to be very conservative on your underwriting and to make sure the management company you are using is top-tier. (Find a company that promises a 5-star review or you don't get charged a management fee to ensure they are elite!)  

Regular homeowners are getting destroyed by actual PM companies that treat this as a business. The tides are turning and this industry is really starting to take off!

Hey @David Lou! I would highly recommend that you get into contact with the specific township/county you are in. Redfin generally won't have this type of information that you are looking for or it is inaccurate. 

But, @Russell Brazil is also very correct as not everyone does obey the law!

Hey @Marcelle Abel

I would recommend using Pricelabs as this has what my team's property management company has been using for the past year+. When using the platform you will just have to filter a couple of things to make sure that you are getting the correct data; 

- Filter for 20+ reviews

- Filter for a 4.8 ratings or above only

- Filter for specific amount of BD's
