It depends on your situation but if you are getting a mortgage, I recommend getting approved before buying a house next time. It sounds like you have plenty of money to support this but you never know why a Lender could deny you. 

If it were my decision, I would get a mortgage for 20-25% and try and BRRRR it if there is enough equity. Pretty much a free house with excellent Cashflow at that point

I think a bunch of code is different and I know for sure that lending is definitely different. If the deal is good enough, take it

It depends on the location and where you live. In the midwest, Rent is a ton cheaper than living in LA. I would recommend using Rentometer to find an estimate of the rental prices in your area.

It depends on if you were able to get the initial mortgage (if you used one). If you got the original mortgage, I'm not too sure why there'd be a big problem with refinancing for a better rate other than for the increased home price. My biggest recommendation would be to ask someone such as a loan officer as they will know much more and will be able to assist you.

I would recommend finding a good neighborhood because a good neighborhood usually means a good school district.

Look for the deals that aren't on the market. Right now, the market is Really active and everyone seems to be buying. So instead of getting in a bidding war with 20 people, look for the off-market deals. Do some research and call up other landlords and ask them if they would be interested in selling to you. You could also do direct mail marketing or even ask others on the forum. The best and cheapest homes will be found when you help someone who isn't on the market and is in need of selling or is having problems. Hoped this helped a bit

Staging could also help but will also cost some. I definitely recommend the photos

To me, this guy sounds untrustworthy in the long run so trusting him now might not be the best thing
