Considering a 5 unit property, what are challenges from 4 plex?

Hi BP Team, 

I'm working on purchasing my first property now.  I am focusing on 2-4 unit multi-family properties, however a few 5 unit properties are showing up too.  I know financing is different as it is considered commercial, but outside of that are there any major legal or code differences when you move up to 5 units?  Fire codes, regulations, restrictions, or any other issue I may run into that is different from the 2-4 unit properties?  Thanks in advance for any feedback you have.

    I would go with more doors under one roof as expenses are generally cheaper per door.
