If you want to get a good rental price you could use Rentometer. You could also use Property managers to find a tenant for you. Get some knowledge on Property Managers

Two other things, I recommend interviewing some possible management companies and get references from those companies from other landlords who use them.  Also all of the books I listed before you can find them on Youtube and listen to them if you don't have time to read. You could listen to them when you clean, paint, or mow. I tend to listen to them when i workout. :)

Think about finding property managers to run your business. Also, think about creating a system or type of business that can run your rental properties. I recommend reading "Guide to Investing" by Robert Kiyosaki. He talks about the importance of having strong systems in a business, in this case Real estate, and have that business work for you INSTEAD of you working for it. I also recommend "Cashflow Quadrant" and "Rich Dad, Poor Dad". These books are all made by Kiyosaki, but they are all really good. Without reading these books, you could miss out on having a ton of extra time and money lost during the day.

I'd use rentometer to find good rent pricing

You could always refinance after you've held the loan for one year. Then you don't have to live there
