Getting out bid on first time deal

Hey everyone, 

First time investor for mutli-family and I've been trying to take a position on some deals in the Savannah, GA market and every deal I am coming across is getting about 20 offers with the majority above asking.  I have my criteria, I stick to it to ensure it falls into the "good deal" category on my end.  Any suggestions in my approach or process?

Continue to "be a shopper not a buyer." Stick to your criteria and do not get discouraged or violate your criteria just to say you have a deal!
