@James York Obviously no one in this thread is objecting to Section 8 tenants due to the color of their skin so the reason for the law is irrelevant, however well intentioned.

No one is against equal housing opportunity, the market can make rational decisions on its own. And the reasons why are all well established in the above posts.

@Shawn Long what would be the your use for DM as an agent? Wholesale or represent as selling agent?

I am not a realtor yet, I am studying to get my license in IN. Correct me if I am wrong but I believe it is Illegal to receive income or compensation related to the sale of real property without a license to sell real estate. 

If Jay Hindrichs saw this conversation he would tell you for sure. 

I say it sounds shady but in my ignorance I could be wrong.

I am saving for a rental property first. I get the whole equity discussion, "paying someone else's mortgage" down and blah blah blah. There are great reasons to buy a home. 

But the home is not going to bring me cash flow ever. At the end of the month I'm not counting my equity, I'm counting my income. My income is what gives me financial peace of mind month to month and the higher that is the more I can save and faster. 

IMO The multi family is a faster, higher leveraged tool than the typical single family home.

@Charlie MacPherson I’ve only recently started studying to be an agent in Indiana, in the first hour or so of reading I realized that by the definition of an agent/ broker wholesaling was illegal.

In any case Charlie is right. You SHOULD get a license and help the customers sell their home to a much larger market AND you will also be better equipped to help them because you will have a better education than the average wholesaler.

I used to work for a wholesaler, i thought a pretty reputable company, till I saw how slimy even those are. I couldn’t work there anymore.

Don’t be a wholesaler. Do find a way to sell houses/invest within the law and with integrity.

Just started my 90 hour coursework to become a RE agent.

I don’t think it’s premature to consider how to run the biz my first year. That said, I want to know how many homes other agents sold their first year, then if you have suggestions that you would have done differently to have made your first year more profitable.
