Thanks for the advice thus far. Aright so I did some reading since posting this and it doesn't seem like anybody believes the housing market will be the reason for the next crash. 

Making the college debt topic relevant to real estate, how do you guys believe it will effect the housing market?

If policies like the Community Reinvestment Act are still active are we bound to repeat the 2008 crash?

Im new to investing so have your grian of salt handy, but in my own floor biz I found that when I gp into a project without "rules of thumb" ee's get to many hours, oversights in materials are made, in all expenses go up and profits go down. That said I imagine rules of thumb are a target margin to protect you from breaking even or worse losing money.

So I'm not getting yet why you need the realtor for the MLS. Not that I'm opposed tob using them, but isnt the mls what is used for sites like realtor.com and zillow? If the info is available elsewhere why do you require them for that service?

My name is Josh and I am currently my own boss of my flooring installation biz. 

Long story short, since I was 14 I  had been working for my dad in  residential construction.  After dropping out of college I worked two jobs; one selling insurance and the other in home improvement retail. Eventually I got into telecomunications. And one day I got sick of being someone else's b**** so I quit my job and began my biz. 

A year ago I went to a house flipping seminar and I saw a proceas that worked and that I understood. But I was in my startup and about to move from IL to IN so the timing was just not right. 

I want to build a network and team to begin flipping houses this year. I need everything from investors to contractors to mentors. I am glad I found Bigger Pockets and would be grateful for any advice/help I receive.
