As said above, you can get your hands on an OM through the broker of the deal or find out through the property management team in place. Go in like you are touring and ask about the unit mix. This way you will get to see some units and there property first hand also.

With the position and skills you have as a real estate agent I think starting out with lead generation on deals and brokers for a GP share would be a good start. That way you can start to get some hands on experience with a pro investor while still learning about other aspect.

That depends what you are looking for.

The South East Valley has seen some of the strongest growth over the past few years due to big tech and financial companies opening shop out there. I personally would say these markets are turning more expensive with the goal of a long term hold for price appreciation (There are still cheap deals around).

We look more at the West Valley as this is where the middle class blue collar workers are. This is our target demographic for more of a cash flow and value add approach.
