San Antonio Multifamily Real Estate Investing

Hello San Antonio investors and professionals,

What is your opinion on investing in San Antonio multiplexes (2-4 units) for cash flow purposes? Specifically using the BRRR technique. Here's how my priorities lie:


1) positive cash flow
2) pull out as much invested capital upon refinance
3) long term appreciation

I'm an out of town investor deciding between a couple different cities and San Antonio is the front runner right now; However, I read a post about another out of town investor having a hard time finding a contractor that would quote him a fair price which is a major concern for me. Is this a common theme? Are other out of town investors having success in San Antonio?

Hi @Shawn Abe- I am also actively looking in San Antonio and while I haven't yet purchased a property in that area yet, I have talked to a lot of property managers and I think if you have a good team around you you can avoid this issue. If you haven't already, I'd suggest you meet with several property management teams, ask to see budgets for their previous projects and walk some properties with them to get a feel for how they'd approach a project with you. I think you'll find you shouldn't be concerned if you surround yourself with the right people.
