Along with reading books recommended and listening to podcasts, I would say to apply yourself to networking in an effort to find someone that is doing what you want to learn. Then offer your free assistance to them in order to learn.

I would first suggest that you figure out your investment criteria. For example we invest in large apartment complexes and our criteria is as follows:

  • Class B/C, value-add
  • 100-200 units
  • $10-20M
  • 10-15% below-market rents
  • Pitched roofs
  • 1975+ vintage, prefer 1980s

You can also do a "Drive For Dollars" approach with your direct mailing. Drive around different neighborhoods you desire to find properties and incorporate your direct mailing this way. The best ones are run down properties that look in need of TLC in a real nice area.

Our investment criteria is as follows:

We use google maps to do most of our initial UW for crime, MHHI, Big box stores, major developments etc...
