Turnovers are the killer of cash flow. Would rather keep rent the same year over year and never have the tenant move out.

Post: Stop Collecting Cash in the Ghetto. Go Section 8 instead

Cash paying tenants at market rent in rough areas is really inconsistent that's for sure. Would rather rent under market a bit to create inherent value on their end to pay and stay if you don't want to wait for the placing time of Section 8.

You are seriously telling someone to find the best team first and then make that market work? You want them to focus on the contractor, agent, and lender before the area demographics, scale, demand, knowledge, and inventory?

I am all for finding a good team, but I would never build a team and then just expect the market to produce a deal. For a new person, that could (not always) be the quickest way to get them bamboozled by an area funnel that overpromises and underperforms.


 Man you like calling everyone out directly on here lol.

If you read what I said it's NOT ANY market. It's hey you listed a bunch of markets that have successful investors in it. Those cities / states work for many people. Find the best team in one of those given market then attack.

if you have money you could potentially lose to learn quicker start with the BRRRR method. If you would rather not have this be a stressful process and want to scale the easier and simpler way stick to turnkey deals. There is a lot more going on when renovating houses then it appears.

 You can get a lot of doors with favorable price / rent ratios in Cleveland. Just make sure to work with someone that understands the area.
