I consistently execute the BRRRR method in Cleveland, Ohio on single families, 2-4 units and larger multi family. The deals aren't the issue here. It's the contracting. Take it slow and try small projects out first to build out your team before getting knee deep in a big project.

Congrats on your first BRRRR deal!

I have a rolodex of references you can reach out to. Also going to home depot or lowes early in the morning is a good way of finding contractors.

Just looking for advice, this would be my first property and I'd like to get cash flow while being in a non crime filled area, and being able to count on at least some future appreciation.


 Single families in relatively good shape in Cleveland are around 90-120k with 1% or better rents. Duplexes are 140-180k for the most part as well.

 I am an actual owner with 100+ units in the city of Cleveland and the cities around it and put together a rolodex of references for services like property management, inspections, contractors etc. if you want it. There are plenty of other owners on this forum. 

In my experience like other things you get what you pay for. if you go with the companies that are charging super cheap rates - 5%, $100/month or something like that they don't have enough income to sustain a supportive team to actually help you manage your home. 10% is the going rate it seems in the city and that is where the better companies tend to exist.
