I live in California, I am new to real estate and am looking to do some out-of-state investing mostly for cash flow. I am primarily looking for small multi-family and exploring cities in Ohio like Columbus, Dayton, and Cincinnati, as well as the RTP area in North Carolina.  

To narrow down my search can you guys please suggest if I should focus more on Ohio or North Carolina?

Decent flips if acquired around $95k-100k. Being sold as a portfolio too.

focusing specifically on the neighborhoods of: Maple Heights, Garfield Heights, South Euclid.

I would love to get some help :)
I'm looking for reliable BOTS as well as contractors – whether they're GCs or specialized tradespeople.

It's really important for me to work with good, trustworthy people throughout this process,
and I'd greatly appreciate any recommendations you might have.

Closing on an out-of-state investment property in Cleveland next week and I'm looking for my go to Handyman. The place is an occupied duplex and just want that person to call whenever the little issues come up. Let me know if you're interested!

Anyone still seeing 1% or above cash-flow and appreciation in Cleveland and/or submarkets around it? I.e. Euclid, Maple Heights, as far east as Lorain or even as far south as Akron? (Looking to spend 130 or less)

Just looking for advice, this would be my first property and I'd like to get cash flow while being in a non crime filled area, and being able to count on at least some future appreciation.

Several weeks ago I posted on BP asking for advice from actual property owners in the Cleveland area (Euclid, specifically) about their experiences with local property managers. I never received a single response from an actual property owner — just self-promotions from PMCs or people affiliated with PMCs. Are there no actual owners on BP?
