Best Markets to buy Apartments in US 2025

I’m an investor considering exchanging out of CA and into an apartment complex. I want to find a market that is growing, returns are good, safe and has not already exploded like Nashville, Florida, Idaho etc..

Ideally somewhere that has good management, colleges, etc.

anyone have experience or tips? 

I have looked at Oklahoma, Alabama, and some parts of Kansas.

Check out the Reno, NV market. There are two new lithium battery manufacturing facilities coming online in the next year or two, Tesla Semi-truck factory starting production in 2025, plus CA company exodus. All that combined with limited new construction starts are all a recipe for appreciation and rent growth. Happy to share data and analytics for the area.
