When I run my numbers I account for it regardless if I'm doing the pm or not. I plan on doing it myself as I start off in this business but I have learned its best to account for it.

David, I am still in the early stages of panning as well and I'll tell you for me writing a business plan and sharing it as I go with people around me is helping me gain some confidence. Also all the information In this site is helping me to evaluate where I'm still weak in knowledge. I have been searching for deals and knowing how to run the numbers has saved me from jumping into a bad deal.

Thea Linkfield Hello! I am in a similar situation as you right now where I want to jump into a job more related to real estate. My options are either agent or property manager. My job does give me experience in multiple skills needed to run and operate a real estate investment company so I try to keep that in mind and take away what I can from my day job. I will say that as investors we will always be selling a product, service, and ourselves to someone. If I were you I would consider the agent route to grow that skill.

Oops hit the wrong button. So I keep in touch with he agent I bought my first house with and really liked the relationship we established. However he can't always be around for me right when I need it so I got in in touch with another agent that could get me into a property to look at right away. No offer made but now I am getting that same awkward feeling you are talking about. I figured the best thing is to let both of them know so I can avoid this awkward feeling but also don't want to scare one of them away. I think i will take the open and honest route and if either of them have an issue i will just move forward and not lose sleep over it. Take care

Thank you all for commenting on my original post! I have been away from the forum for little bit as I dealt with some personal things. Over the last two months I have been getting back into the swing of things. Currently I am doing some minor updates to my current home in preparing it for rental in about 6 months. Doing some roof repairs from the storms we have been getting, taking carpet out, and some minor paint touch ups, etc... My finance and I will be purchasing another single family home to live in and update in the same 6 month time frame. I will send you each a PM and see how we can add value in each others journey.

Thank you for the information gentlemen. So far I have started to line up some refinancing of my current home with will reduce my interest and eliminate my PMI. We are also pulling out a small equity loan for down payment on a home under fiancés (Fatima) name. Start to finish we are about 3-4 months out to being able to make offers but in the market looking and running number so when were able to pull the trigger we can do it without hesitation.
