thanks for all the great points made by everyone. Keller Williams is number one on my list based on agent I am close to. The split to me sounds fair as well. @Willie Smith I have not looked into his training program but have looked at few other names I have come across in my research. I have a solid back ground in sales for last ten years and as I explore some of the techniques they are teaching I noticed they are similar to sales trainings that I have gone through just in different industry.

Willie Smith Hey! I'm going through a similar debate right now! For me it's going to come down to how much hand holding i will Need up front. To me though I think taking less commission split in my first year or two would Be worth the learning if the broker offers great training. Will you be holding a second job or all in on real estate agent? Best of luck

I know you said you could get a better tenant but will You get a better price? I would probably leave it either way if the spread was not far apart. I like it how it is. Maybe upgrade the hardware and doors if you want a new style? Best of luck man.

Not trying to start back up debate of license vs no license but this to me is one of those examples of where to me it's great to have. Since I'm not a licensed agent I use the agent I used for my personal residence two years ago. He typically never minds doing a cma for me because I would use him for purchase in exchange. With not many transaction under my belt I like having his support. Best of luck.

I starting right now with a single family that will cash flow after expenses. But my next property will be under wife's name and doing fha on multi family unit.

I used the layout that you can find on bigger pockets article around business planning. Sorry I can't provide you the link right now as I'm at work and can't dig for it. You can google bigger pockets business plan and it should come up. This will give you a good foundation to start with. I would also search all forum with "business plan" in the subject.
