I think you got great advice already. I had to use foam at a place I was living in as rental. I hope no tenants are inside! This reminded me of horror story I had when I was a renter and the property management company had little urgency in taking care of the issue. Plus I had a new born at the time. Whatever you do act with urgency. Best of luck.

I noticed in my area that some of the really high end luxury brokers only want full time which makes sense but most local brokerages will allow part time agents. Any plans of being full time agent or strictly investments?

Hey skip! Congrats on taking the first step. I agree with you that private money is hard to find with no experience however it does not mean it don't exist. I know a guy local to me who just got his first deal with private money. Relationships and your network matters. I personally will use hard money to do deals. With the higher rates you have to make sure to run your numbers well to make sure it's truly a deal. The calculators on bigger pockets are great for doing that. Also if you have not already read the book on low to no money down by Brandon turner I would highly suggest it. Have your started doing any marketing or driving for dollars? Not sure how your market is but mls is not always best source for deals. Best of luck.

I bought my first house about two years ago for me, my wife and at the time new born. I went with a house that met our minimum needs but that would do well as a rental once I was ready to move onto next property. Was nice to take advantage of fha loan and after running numbers with that low of down payment and all operating expense I am still able to bring in cash flow of $100. You will get different opinions I'm sure but I would not buy my dream house or anything close to it yet. Best of luck!

Congrats man! I'm in the same boat as you just passed exam this week and picking out broker that meets my training and technology needs. Make sure you set up s good foundation for your business and a clear marketing plan. So many different ideas that it can get overwhelming. Best of luck.

Welcome to the site! Great amount of info on here. Stay focused on learning everything you can and start finding local investors or good investor agents that you can network with. Since I have been on the site I have met some really good people locally and attended some meet ups which has been great for meeting others. Don't expect them to offer mentorship right off the bat or until you can add value. Best of luck.

Have to agree with what Ian said as well. I have been practicing different scripts for cold calling. Mike ferry and Kevin ward are very similar. That's why I'm practicing.

Hello Dimas Espejo .. Congrats on becoming a new agent with Keller Williams. I myself will soon be active in the market and will be going through some of the same challenges as well establishing a database. I will be focused on a few different things to test what works best for me. I'm sure it's nothing you have not heard but I will Be focused on social media presence, active in community work that I am passionate about, low cost marketing (business cards, sign on my truck, etc..), looking into sponsoring local little league ( love baseball and I want to be a coach). Those are just a couple of things in my bucket but like I said will experiment different things. I will Be doing mailing campaign soon in distress properties and absentee owners to drive my personal buy and hold strategy. Hit me up if you ever want to chat and share ideas. Good luck!!!
