Investor Career Path Options
I've been reading, and listening to, so much information about real estate investing; but I'd like some guidance on where to get started. My longer term goal is to own my own real estate investment company. However, I'm brand new to this business. I have a good amount of money saved, and make a good salary right now; but it's doing something I have no passion for. I'd like to get another job that is related to real estate investing, so I can continue to make money while learning the basics and working my way up from the bottom. I'm trying to search jobs related, and mostly coming across property manager, and real estate agents. I'm not interested in sales - is property manager a good start? Any other ideas?

Selling is important,
there is a wonderful thread about finding a mentor by Ned Carey on the BP site.
I have 30 years experience in real estate investing , and I go to three or four REIA meetings here in Los Angeles area
If somebody came up to me and wanted mentoring, and the person did not bring up what can they do for me, I don't know if I could help them that much.
Personally I would get your license in the state you live to sell real estate, and provide some kind of services to investors, like getting comps or sitting on open houses. We Real Estate Investors do not waste our time with MLS wholesaling deals. we use direct mail or bird dogs to find off market deals.
Personally I like expired listings and cancelled listings and long days on the market listings for terms deals which are not cash deals.
I like great neighborhoods and houses that are in perfect condition for terms deals.
The tools that are used are
lease options,
wraparound mortgages, and
subject to existing financing contracts.
Many times people breaking even and Real Estate Investing on a buy-and-hold, and do not make any money until appreciation kicks in 10 to 15 years down the road.
