I believe that the IRS will look at this from a cash-received perspective and, being that you actually received all of the rent in 2017, you will have to show it all as 2017 rental income. I do not claim to be a CPA however and perhaps a good CPA can find a legal way to lower your 2017 liability

Eric Nelson Perhaps do a cash-out refi on your personal residence? Free up a good amount of low-interest cash (to put to use on incremental rental properties) AND lower the equity on your personal residence, thereby providing somewhat of a shield at the same time, correct? Also, an umbrella like Mike McCarthy mentioned is a good idea.

Jessie Nunley just keep educating yourself and moving forward wisely. I remember when I purchased my first rental property, a family member asked, "Why would you do that for only a few hundred dollars each month after you pay expenses?" I briefly explained a couple of the reasons and that "oh yeah, not to mention that the few hundred dollars per month that you're asking about equates to about a 10% cash on cash return. How many of the stocks that you own pay you a 10% annualized dividend and also have a very high probability to increase in value over time on top of that?"

I'm looking for recommendations from the Houston BP community on local single-family property managers. I have a rental in the Copperfield area that I am considering turning over to a property manager (I have been managing myself up to this point). Also, if anybody has any good pointers on expectations and what to look for/ask when looking for a good property manager that would be great too.
