I would like to get some general feedback from individuals around cold calling for listings/clients. -Are you cold calling at all? Why or why not? -How many hours per day/week do you spend cold calling? -Are you using scripts or winging it? -How are you identifying those who you are cold calling? -How long have you been cold calling consistently? -How does your cold calling compare to other lead-generation techniques in terms of conversion rate and return (on time invested)?

Marcel B. I am from NOLA, born and raised. I would suggest linking up with a NOLA RE agent or someone who knows NOLA as it can be very neighborhood-specific in terms of home values/quality, probably more so than most other cities. Zillow tends to be a large protractor in terms of its ability to give reasonable estimates of home values. I wouldn't make an investment decision without at least having the input of someone with boots on the ground in NOLA.

Sounds to me like this agent is not thinking from a long-term perspective. I would find another agent who values building strong working relationships with his clients by providing top-notch, client-focused service. There are like 2,000,000 realtors out there (or something like that), it shouldn't be hard to find one that values your business.

Jake Thomas very good piece...i recommend reading. May I ask how you identified who you were going to cold call? Did you use any pre-written scripts on your cold calls?

Tim Chapman Very sorry for your situation, that must be extremely frustrating and almost infuriating I bet. I would be upset if I were you. This is all the more reason why I wanted to get some input from the community, so that I do this right if at all. Given the importance that the RE agent can represent to his/her client, I want to make sure that even though I would be part-time initially, the level of service would NEVER be part-time from the clients' perspective. Maybe you can go to your agent's broker (assuming that his person is currently sponsored by a broker) and explain the situation to him/her. If the broker wants to keep your business, then he/she should have some options available to get things back on track and keep your business.

Ian Kurela That is how it is in TX. Your state could be different but I believe that is generally the case nationwide.

Ian Kurela RE license laws are state specific, but are generally the same from this perspective. Generally, a "salesperson" or "sales agent" is required to work under a "broker" and cannot contract on his/her own to conduct RE business. All RE contracts where a buyer or seller is represented in a transaction are between the broker and the client...the salesperson acts on behalf of the broker. So, you would be a salesperson working underneath a broker for a period of time, then once you have the requisite experience/education that is stipulated in your state, then you can apply for and take the licensing exams to become a broker yourself. It is only after you have taken and passed the broker license exams that you can operate entirely on your own. Check into your local state requirements though

Perhaps you could have/still can find a third-party (escrow agent of some sort) to hold the future rent in an escrow account that would be released to you on a monthly basis?
