Jeff Copeland I really like the idea of working with investors, do you mostly find MLS-listed properties for your investors or are you finding a lot of off-market deals for them?

Clark Dickenscheidt As Cameron Tope said, there are many factors that play into whether this would make sense for your unique situation. Also, how were you planning on financing this (and future) investments? Based on the numbers that you provided, quick math shows that this rental would come in below the "1% rule", given that, I would ask you if you are taking into account reserves for CAPEX/maintenance/repairs that will eat into cash flow as well as tenant turnover/make-ready that will eat into cash flow as well over time.

I think that Phillip Stagg 's point of view makes sense. I like the idea of utilizing the leverage to reinvest, if it makes sense from a return and risk perspective. My question to you is, how many homes do you currently have in your portfolio that are subject to these 7/25 loans? May I ask why the loans aren't fixed, 30-year loans?

Thanks for the advice Jeff Copeland ! Do you work with buy and hold investors frequently? I have thought of that as a potential for at least getting a real estate biz off the ground (as well as potential repeat biz over time). Given my 9-5 situation, do you believe, strictly from a scheduling perspective, that working with buyers or working with sellers (on listing presentations and obtaining listings) would be more more conducive to working around a 9-5 monday thru friday job?

Peter Mckernan I assume that you work two 24- hour shifts as a firefighter then have 4 or 5 days where you work on your RE business? What do you do in cases where a client absolutely needs you, or you have a closing for example, on one of your firefighting days? How do you work around that?

I am thinking along the lines of William Walker here. The economic prospects given the US debt and deficits, and lack of will to anything about the trajectory of either of these, I am putting some funds into physical gold, mostly as an inflation hedge.

What is the best way for someone who is currently working a full-time, 9-6 job to begin working part time as an agent, with the hopes of building a book of business over time to transition to a full-time career as a RE agent? Is the key to focus on obtaining listings as opposed to buyers?

Cody L. I am definitely coming from the SHTF line of thinking as well. I am investing in real estate as well and am also invested in some paper assets, and I also prefer the idea of storing value in gold versus silver due to your point exactly.

Anthony Gayden I would tend to agree for the most part, I'm not thinking about this from an "investment" perspective necessarily...coming more from an inflation-hedging perspective and/or perhaps as a bit of protection in a SHTF scenario.
