What are the brokerages (preferably in the Houston/Katy area) that are best for new agents who are looking to be "given" some leads? Understanding that as a result of being handed leads, the agent will probably receive a lesser split of the total commission.

Marc C. Thanks for the link. I am going to check it out. The common thread that I am seeing is that I should start now with getting my story together as well as network with the goal of having a team once I actually delve into multi family. I am honestly leaning more toward multi family as time goes on as it seems to be more of a business venture compared to how many folks run their SFR portfolios.

David Thompson I envisioned what was probably a path similar to yours, i.e. continue to add single family and potentially some duplexes/triplexes/fourplexes over time then shift into larger multi family... I haven't necessarily decided to deviate from that plan as of yet, but am considering it in an effort to speed it up some and I understand that MUlti Family offers that capability more so than SFR and small multis. I have done some reading on multi family and understand the economics form more of a 30,000 foot view currently.

Thanks so much Michael Le and Rick Snow I had as my strategy to continue to add single family rentals, of which I currently only have one, then potentially branch off or re-position into multi family. Probably similar to the approach that many new and would-be investors consider. It looks to me like really getting a "story" and team together is the first step, while getting educated simultaneously as well. Do you recommend any class of Multi Family over another?

Ok...I get it...apartment investing is THE best way to use real estate to escape the rat race in a short-ish period of time. How are you sourcing and financing the deals to allow for the escape of the 9-5?

The ability to utilize debt is a key unique aspect of real estate as an investment vehicle. But think of using creative financing as a way to make money for yourself AND other people as opposed to a way to make money for yourself while exposing only your investors and/or lenders to the entirety of the risk. What type of creative financing are you looking to use

I got a competitive rate on landlord insurance from the insurer of my primary residence (and two vehicles) and also get an umbrella policy through the same insurer as well. In my case, the "multi-policy discount" that I receive due to having multiple policies is the primary driver for the savings when compared to other insurers that I looked into. I do have as a to-do item though to get quotes from other insurers now since some time has passed, and I want to see if I can get better rates elsewhere, though I am satisfied with my current insurer.
