Taylor Martel Did you always have your real estate license when you were essentially appointment-setting for the broker back in the day ? I'm wondering if I can have someone who is unlicensed make calls for me as well

I will be a licensed real estate sales agent in Texas (Houston) in about a month. I plan to prospect for listing clients via cold calling owners of target properties. Does anyone know if it is a violation of TX law for me to have someone who is NOT a licensed real estate sales agent make cold calls on my behalf (with the sole intention of the unlicensed person making cold calls to find homeowners potentially interested in selling their home and setting appointments for me to make a listing presentation pitch to the homeowners) as well?

Anybody know if I can have someone who is not a Texas-licensed real estate agent do cold calling for me to set listing appointments that I would then go on?

Thanks Jonathan Greene I do like Taylor Martel 's approach given that it is targeted and more purposeful. I have not yet hung my license with a broker as this is a new venture for me but my intent is to hit tbs ground running when I do in the next month or so and the replies that I've gotten here are very helpful. The idea of courting some lenders, title companies, etc... sounds like a good idea too. I will do that as well. I am sure that there are those that still practice cold calling, my point was that in the last few years I have owned three homes, two of which I still currently own, and I have never received a single cold call from an agent looking to either add me to their database or obtain a listing on any of my homes at any point, so there should be an opportunity there for me.

Tom Reul I imagine as well, that cold calling is something that relatively few are doing consistently. The "stop thinking about it so much and just do it" advice is great as well! One of the good time slots for me to make cold calls during the week, given my current schedule, would be in the early AM, up until about 8:30AM. Obviously I don't want to call and piss people off too early in the morning, do you cold call earlier in the AM?

Taylor Martel thank you so much for the informative response. Very helpful! I assume that the if you were able to set an appointment on the "JUST SOLD" approach that you described, it would have been with the intention of your agent giving a listing presentation? I am going to start some calls, in your experience are there certain times of the day and/or week that you have seen significantly better or worse answer/conversion rates than others?

I would like to get some general feedback from individuals around cold calling for listings/clients. -Are you cold calling at all? Why or why not? -How many hours per day/week do you spend cold calling? -Are you using scripts or winging it? -How are you identifying those who you are cold calling? -How long have you been cold calling consistently? -How does your cold calling compare to other lead-generation techniques in terms of conversion rate and return (on time invested)?
