@Maurice Etienne great description of the city! @David Morad it really depends on your goals. Are you looking to live rent free and house hack? Are you looking for cash flow? Appreciation? What is your tolerance for safety, etc? All of these questions will factor into your decision on where to live/invest in and around the city.

@Jamir Burney that's great, I'd keep searching for a lender and if you keep getting denied at least then you'll have a good understanding about what you need to improve on to get the loan yourself. But in the meantime I'd definitely being the idea to other like minded people that would be willing to house hack with you. 

And to answer another one of your questions, I refinanced my student loans about 10 months after graduation. I started with Great Lakes, refi'ed with Citizens, which saves me $100 a month.

The important thing is that you're taking action. That was one lender, have you tried others? Have you ever consider getting a friend to house hack with and putting the loan in his/her name? I wouldn't let student loans stop you.

@Jamir Burney I'm in a similar spot you are in. Because of my student loans, I have a crappy debt to income ratio, which has forced me to bring on a partner. I invest in buy and hold properties (and house hack, eliminating my rent payment) and will eventually flip homes, and use that money to pay off my debt.
