Dustin DeBoer What areas are you looking to invest? I lived in Middletown for a year and there seemed to be a good number of multi families for sale while I was there.

@Account Closed Welcome to BP! Where are you from? Philadelphia is the 5th largest city by population, and by area, is also very large. What are your real estate goals? This will dictate where you're going to want to house hack.

@Tiffany Griffin welcome to BP! It's great that you've decided on wholesaling as your niche., but if you are unsure of where to begin, I'd suggest doing more research on the topic. 

You're in a great area of Philly for wholesaling. Besides more research, I'd suggest walking your neighborhood street by street and gather addresses you can send your mailers to. Best of luck!

@Maurice Etienne congratulations on getting close to pulling the trigger! Since you're looking for triplexes and quadplexes, I'd suggest West Philly and Germantown. Both areas can be rough, but have the inventory of multi families. The closer you get to East Mt. Airy and closer you stick to Germantown Ave the better you'll be in Germantown. For West Philly, certain areas of Overbrook can be nice as well as parts of Upper Darby.
