@Sukrita Kejriwal As mentioned, it is up to you to choose what type of RE you want to invest in. There is buy and hold, flipping, wholesaling etc. The best actionable steps you can take are:

1) educating yourself through books, the BP forums and podcasts, and networking

2) Create goals, and a plan to reach those goals

Since you are new to investing, and already interested in renals, starting in single family rentals may be the best option. It will give you the experience you'll need if you choose to move into commercial. Best of luck!

@Daryl Jarrett wrap around mortgages are a cool idea, but I'm sure as you know, banks don't like them. I unfortunately don't know of any, but if I find one I will be sure to pass the knowledge your way!

@Lynaire McGovern East Stroudsburg/Stroudsburg you may have better luck. You have main street, ESU and still get the commuters that go back and forth to NYC everyday. Maybe try to find a place close to ESU or any of the bus stations. Here's a site I use to familiarize myself with an area that I don't know as well. There are many ways you can filter the data to get the answers you want. Hope this helps! http://www.city-data.com/

Robert Cash Continue educating yourself through the forums, and podcasts. These will help you define your niche within real estate, whether it be buy and hold, flipping, wholesaling etc. Once you decide on your niche, then you create goals and a plan to reach those goals. Best of luck!

@Angie Williams I would agree with @Joseph Scorese here. I went to Temple and saw this and are still seeing this trend of Temple moving south. They recently moved their track and field facility south, to Broad and Thompson (or Master, haven't been over there in awhile) which is the most south Temple exists until its CC campus buildings. Temple's ex-president (Temple just went though a money scandal) was quoted with “Hopefully, I retire in 12 years. I wouldn’t doubt when I’m ready to retire [Temple] will be part of Center City as it slowly moves its way up Broad Street.” This shows Temple wants to move south. Now with Theobald gone, who knows what will happen. But like mentioned above, it just makes more sense for Temple to connect its CC building to main rather than the health science campus. 

But, its Temple, who knows what they will do.
