@Randall Kates On the cusp of gentrifying but decent amount of multis? I'd have to go with West Philly. Its not gentrifying nearly as fast as Brewerytown, or (parts of) Kensington, but Drexel and Penn are constantly expanding, and there are a good number of multis in West Philly. Around Temple too. However, prices around all the colleges are steep, so you'll need to search for something on the outskirts of where students live. Strawberry Mansion is slowly getting spill over from Brewerytown, but its a very slow spillover. 

@Sathya Weerasooriya Around Girard and 29th is a great location, however prices there are very high. Girard College area is great because you're surrounded by Francisville, Brewerytown and Temple. New construction is popping up there. New buildings called 'The Point', or something like that, are going in around Ridge and Thompson I believe.

@Sathya Weerasooriya Brewerytown is mostly single family homes. Every once and while you can come across a multi family property, but they are far and few between. If you specifically want multifamily, I'd look into Strawberry Mansion, however, keep in mind, it is not gentrifying like Brewerytown.

@Andrew K. Where is your rental located? That may be your answer. 

Like you said, it is the slower season. I know someone who has a beautiful 3 bed, 3 bath in Francisville and it sat vacant for almost 2 months before they found tenants. 

Do you think you're overpriced?

@Allison Pollock Welcome to BP. There are other form posts about Brewerytown on BP already, if you search 'brewerytown' in the search bar, they should come up. 

But, the closer to Girard the safer you'll be (most likely). You don't want to go more north than Oxford st, and especially Cecil B Moore. Then you'll be in Strawberry Mansion, which is getting better, but if safety is a large concern, just be wary. As you know, look for new construction and the flannel shirts.

@Stacey Long Definitely keep educating yourself on the ins and outs in regards to different opportunities. Philly has every type of real estate endeavor to offer -wholesaling, flipping, buy and hold. 

If you aren't ready to be a landlord, no worries! That's what property management companies are for.
