@Ronesha Fisher. Nice to hear you are starting your investment journey. Are you looking to find a duplex, rent a unit, and live in the other (House-Hack)?
I Think $100K is a good starting point for a duplex in a solid neighborhood, with minimal work. This budget works depending on the area you are looking.
If you don't like how your agent is performing, then get another one, but ask yourself are you being realistic in your search (An example would be looking for a duplex in Northern Liberties, or Point breeze with your budget and all your wish list items checked. That would be unrealistic in my opinion).
You may have a better shot in Southwest Philly (19142), West Philly (19131), some of Germantown (19144), or even West Oak Lane (19138), just to name a few
