One of the most corrupt agencies in the city. They’ll stick anyone with a bill. Definitely fight that. If you have the ability to go there in person, do that. You’ll get answers much faster.

Hi Matt,

Typically to pull death certs you need to be related to the person who died. If the seller isn't the most tech savvy, I'd sit down with him and walk him through it to get it done.  https://www.phila.gov/services/birth-marriage-life-events/get-a-death-certificate/

AC Abstract LLC. The owner is an investor himself and is extremely knowledgeable about the title business. They can definitely help you out.

I think you are referring to Josh with Turn Key Philly...? 

I had a bad experience with them recently. They were supposed to install a simple door handle and they ended up busting the door (don't know how) and it was a huge headache to get them to come back out and fix it. But, that's just my personal experience with them.

@Alex Capozzolo Stratics Network charges about $99 for 1000 voicemails, and $299 for about 3,750 voicemails. 

@Dan Nguyen I am also curious on call back %. 

I think it is worth looking into. I haven't heard of anyone doing this before.

Hey BP. Looking to purchase a property to hold as a rental. The property is in all around good condition, except for the basement. Some of the beams have this sawdust looking substance on them. I think its mold, but I want to get others opinions on what it is, and how much it would cost to remove/mitigate it.
