What options are there? It's 2024 and still some escrow co's are expecting the buyer to drive to another county just to post escrow and/or sign forms.

Which escrowers have online transactions, preferably with an App that works on Smartphones? 

Preferably based in-state in case they stall release of escrow funds which is a growing concern with lawyers and escrowers corruption in this economy!

also used to be inflation over at least past 6 years for  main reason for continued disappointment in earning/investing so much yet it being so little in terms of what any scope of  building on a tiny lot or a few or even several actually mean in terms of 'wealth' in the grander scheme of things

but then i realized whats worse is the inflated assessments/taxation on said properties

we are at a point where the assessed values we're being taxed is higher than what the properties are actually selling for in recent years

so what's worse than inflation draining our wealth? taxation without representation.

ditto very recently for natural gas, water, electric.. so...

how do we overcome the now normalized ponzi inflation, greedy city/county assessments, and commercialized resource gouging?

proof of funds  or at least a loan commitment for 200K+ (ie lender have already processed  ur application w/ income, tax returns, credit report,etc)

Just a year ago everyone was expecting 1,000 over asking cash and let seller stay up to a month in order to get the property!


now most everyone's stimulus and/or crisis drill checks have dried up already so houses are sitting longer whether berkeley or newtown cuz most remaining buyers need loans.

i start as low as 30% less than mktval/asking and work way up to meet in middle if they counter

cash is still king but fewer and fewer investors actually have any
