Contractors will want at least 50/hr but they tend to bring more and more ppl with them making 30/hr concurrently so it ads up fast even if they're just picking up laborers at Home Depot!

perhaps reach out to contractors that specialize in fixing to flip, ie Izzy Battres from Flip or Flop!

Many airBnB hosts are complaining about being unpaid and shut down for 3 weeks to months after even just 1 complaint sometimes with just pictures of other beds not even theirs!

Disposals sit with stagnant foul water in them unless the electric motor is run very often; bewilders me how common they remain despite weekly garbage collection well as consumers now composting amidst climate & pollution woes.

Mwave + hood combos aren't modern-looking as today's exposed range vents but save such a huge counter footprint so its a no-brainer to keep them off such valuable workspace when tight.

most every region across US/world has a regional MLS for residential.

even zillow & redfin also seem to be residential-centric unless prop happens to be mix use or mix zone.

but commercial seems to be monopolies, ie LoopNet who in my recent experience, offered 1 free listing then call back saying its ~$130/mo to be on LoopNet but they put it on costar somewhere instead i can't even find it but its supposedly there (not on loopnet).

then theres CommercialCafe but i havent checked out the cost

what other commercial MLS are out there somewhere at least for CA or pacific/ west coast?!

What's to say the tenant/biz doesn't just move their vehicles from nextdoor back overnite using a copy of their old lease to claim they never moved out though; i thought that's what a signed tenant checkout list is for?!
