well aren't you allowed to live in just one room/apt and rent out the rest of the house in some jurisdictions? or the inverse in others (rent out the biggest room/apt and live in the rest)

Contractors will want at least 50/hr but they tend to bring more and more ppl with them making 30/hr concurrently so it ads up fast even if they're just picking up laborers at Home Depot!

perhaps reach out to contractors that specialize in fixing to flip, ie Izzy Battres from Flip or Flop!

Many airBnB hosts are complaining about being unpaid and shut down for 3 weeks to months after even just 1 complaint sometimes with just pictures of other beds not even theirs!
