Hi @Ronald H. have you considered partnering with someone who knows the construction side of the business to help you with your deals to put together your SOW? Personally, I met my business partner through BP, and it has been great so far.

Obviously a partner will dilute your profits on a single deal, but it should also mean you will be able to do more deals  (among other advantages). Also, if you have a partner that lives in Connecticut, you can probably drive down to CT less too - which sounds like that's your goal.

Welcome @Terry Fox ! Where in Connecticut are you looking at those properties? To me the GRM/~1% rule seems a little on the low side (even in CT), but then again it depends on the area and your tenant base.
