I echo Curt and Adam's response: Do both.

If you go on your own full time, you may not make money for a while, and with your student loans and upcoming rent, that might put you in a tough situation.

Maybe you can look into partnering with someone for your REI goals. You bring experience and a strong finance background - which is pretty valuable in this business.

(Side note: Why not have a credit card - even if you use it for one $5 purchase a month? In order to improve your credit score, it's good to show a low credit utilization score - which you can do by having more credit available to you, and spending a small portion of it - and you can do this by opening a credit card. Unless you don't think you can control your spending habits, then it's a different story.)

Hi BP Members and Investors in Connecticut we're back for ROUND 3 of our Real Estate Connecticut Networking Event at Anna Liffey's in Fairfield! We averaged 20+ people in the first two events, and the feedback has been great, and we would love if you can join.

The event has run from 7pm - 9pm, and around 7:45pm/8pm everyone can briefly introduce themselves to the group, and I would strongly recommend you make it for then. 

Please note: there is no public pitching, no cost to attend, and no sponsor. Also, it's casual so dress however you feel most comfortable. My only request is that you buy at least one drink (non-alcoholic is fine) from the bar to support Anna Liffey's for allowing us to use their space.

The worst problem you should have in life is to figure out what to do with a good deal. Worst case scenario: You have a good deal, you don't want to bring in partners, and the deal falls apart. It's better to do that, than not try at all.

Also, depending on where you are finding leads, you can sort by price range (e.g. Listsource).

Hi @Billy Daniel What are you looking to do with your license once you get it? 

Personally, I got licensed primarily to help with my investing goals, so I was just looking for a place to hang my hat that won't charge me monthly fees. It happens to be that I got lucky, and stumbled upon a solid local/boutique firm in the northeast with a strong support network, and reputation in the area. If you have similar goals (self starter, and need some help for marketing expertise), then maybe you can find a boutique broker that knows the area and won't charge you a monthly fee.

You can also call some of the agents directly (you can find their numbers on the website) and ask what they like/don't like about their brokers.

Hi All, 

What is the best way to utilize direct mailers that come back as Return to Sender? I have heard some people say that these leads are very valuable. I'm not sure I understand the strategy - is it because that home being mailed to is presumed to be vacant?

@Wayne Fisher  I would recommend a direct mail marketing campaign. It has worked great for us.

Hi Melvin, try contacting another wholesaler in your area. Maybe you can arrange a split of the profit, or pay a referral fee.
