New to wholesaling in north jersey
I'm new to the real estate field and currently my focus is on wholesaling properties in new jersey (I'm from north jersey). I keep thinking it wouldn't be a bad idea to partner with somebody else whether its a newbie like myself or someone who has experience so we/i can grow and learn. Am i wrong in thinking that or is there anybody out there who feels the same way?

@Account Closed I think most newer investors are lured in by wholesaling, reading about how someone made outrageous amounts of money and "did little work" to actually move the property to an investor.
Don't think that wholesaling is easy. It's not. Some may say it's simple. It's not. Most Wholesalers that I come across here on BP are "not worth their salt". They don't actually provide any true value because they're new and they're just trying to hit a grand slam home run on every deal. In most cases they overstate values on the ARV, and they dramatically underestimate repair costs because they have no experience.
I'd say do you best not to be one of those people. Find someone who actually is good at it, provides value to their customer base and learn from them. Experience is everything in real estate investing so don't ever think otherwise.
I find it funny that there are BP members with little or no actual real estate investing experience leading others. My opinion is that they do it because they want to capitalize on the newer person. In most cases it's because newer investors are craving information so much they fall for it. Find someone who really has been at it awhile. Don't hook up with another newbie and expect you'll be at it long term. Experience is your best ally with REI.
