Post: Multi Unit Building Trash Issues

Hello BiggerPockets Community! 

I am a Property Manager in the District of Columbia and have an issue with a tenant not properly disposing of trash correctly. He continues to allow the trash to pile up outside and does not break down the boxes properly. This issue has been causing a stressful environment  for the tenants in the lower unit who have to look at the trash everyday. Washington D.C. strictly favors tenants in most scenarios so eviction is not an option. I have threatened to impose fines on the tenant but he has plenty of money to pay any fines. I am looking for a solution to this problem. Any thoughts?

Hey BP Community! 

I am new to real estate investing and excited to get into wholesaling. What are some marketing strategies I could use to find distressed sellers? I know about bandit signs and direct mailing but what other ways are there?

Thank you very much for the replies guys! I am actually in the process of obtaining my real estate salespersons license in the state of Maryland. I passed the online course but I have been having trouble with the pre-licensing test. I should pass the test soon though!

Other than having access to the MLS, what is good about being a licensed investor?

Hey BiggerPockets Community!

I've been doing online research on real estate investing (mainly wholesaling) for a number of months now. I plan on attending my first REI meeting this month to learn more about the market in the DMV area. Now, I have been trying to get as much free information as possible but now I am thinking that it might be beneficial for me to invest into a course that can teach me step by step how to wholesale my first deal. Does anybody have any past experience with a course that was useful to them? I have been following Cody Sperber from the Clever Investor and Nick Ruiz from AlphaHomeFlipping and they both offer courses from around $400 dollars but has anybody have any experience with them? Or have a different mentor that I could look into?

What are some of the pros and cons of being a realtor and also an investor?
