Hey BP Community! 

I am new to real estate investing and excited to get into wholesaling. What are some marketing strategies I could use to find distressed sellers? I know about bandit signs and direct mailing but what other ways are there?

The top 3 methods for finding motivated sellers:
1) Google AdWords (Search advertising)
2) Direct Mail - Absentees, Sr. Citizens, Probates, etc.
3) Signage - bandit signs, billboards, digital boards, event sponsorships, etc.

Surprisingly, you can get some leads from Craigslist as well.

If I had only $1K per month to spend on marketing, I do an AdWords account with a $33 per day budget.  If I had at least $2,500, I might go half in AdWords and half in direct mail to Absentees.

If I only had $500 or less, I'd do bandit signs and hope I didn't get busted by code compliance (which is why I don't use them) before I can get at least one deal done to fund a real advertising campaign...
