Thanks. @Daniel Andrews Market is stupid crazy like that up here in NJ. Did you count on any appreciation when you first calculated your ARV to occur during your rehab period to be able to put a higher sale price on the finished product?

So my regular 9-5 contract gig is ending soon.  And I'm contemplating getting my RE license.  Everyone seems to say it's either a good idea or a bad idea as a real estate investor.  Looking to take a poll here on BP.  I'm in NJ.  All answers and comments appreciated.

@Jay Hinrichs - thank you for your input. I'm a newbie - no deals done to date. My HML has quoted my at 11% and 3 points for my first deal with 20% down. I don't really have a problem using the HML for flips. Just makes my MAO lower and in the market over here, it's so hot and competitive I'm missing out on deals because my offers are so low.

I'm looking for the private money for the buy and holds.

@Manon Sheiman - thank you.  I think you misunderstood me.  I was not downplaying your warnings.  I am not going with them.  I had passed on them several months ago. I was, I guess, thinking things have changed.  A leopard doesn't change his spots I guess.  Finding private money is very hard for me, and I'm always looking for ways to raise capital.  I'm glad you shared your points of view.

@Manon Sheiman - thank you.  I'm well aware of the crooks everywhere problem.  The most recent fad is the scammers on the Facebook real estate sites.  All of their emails are gmail accounts.  Really?  You don't even have a company email?

Hi BP - looking for the best and cheapest skip tracing service/website that you guys know about.  I have gotten a ton of unable to forward mail back from my direct mail campaign and need a way to find these absentee owners.  Any and all help is greatly appreciated.
