Hi @George Despotopoulos.  Thanks for reaching out.  I'm looking to finance mostly turnkey rentals in NJ between Ewing and Burlington.  I have a current direct mail marketing campaign with an end goal of seller financing.  However, when the super sweet deals present themselves without seller financing and they will, I will need other means of funding the deal.

I got an email from this company today privatedirectlending.com.  Does anyone have any experience with them?  Are they legit?  Just a scam?  Any info appreciated.  Thanks.

I read a an article that said Palmyra, NJ is a good town with low priced homes. Does anyone have experience owning and renting any investment property in Palmyra? Please provide as much detail as you can. Thanks.

Looking for feedback from my Trenton investors BP'ers about Camden Street.  The house I spoke to someone about today is surrounded by boarded up houses.  It's obviously super cheap.  Has a tenant paying 800 per, month to month.  The cap rate on this is over 22%.  I'm including 10% for both cap-ex reserves and maint & repair.  Thanks for your input.
