I'm trying to find out if anyone has a good service or search capabilities that allows people to find bank owned/foreclosure properties before they come on the MLS. There are paid services all over the internet, but are any good and worth the money?

Connected Investors fix and flip email...no experience no money needed. What are they selling and trying to pull? The email wants me to register for a webinar that teaches you how to get access to off market deep discount RE that no one else knows about using a 3 step system to flip with no money and no credit and pay no sales commissi inon. Has anyone seen this webinar and can enlighten me on what kind of stuff they are peddling? Thanks.

Does anyone know what the legal aspects of advertising for funding are in this business?  I saw an ad on craigslist looking for funding, they will pay 9-11% interest on notes secured by RE.  I'm wondering if I can do this?  I know the SEC has strict rules on marketing investments, but this isn't the financial markets, or is it?

great story and i love the deal. my only question is re: 

Repair/Maintenance/CapEx: $1060/year (one percent of purchase price)  1%?  isn't that a bit low?  watching all of brandon turners videos he always puts in at least 5% for just cap ex.  so help me understand why so low.

I'm not even considering this property anymore.  I showed it to someone and the area is a war zone.  probably why one can't disturb the tenant, they may got shot! lol

Hello BP community - I just did a search on listsource.com and narrowed it down quite significantly for my zip code using absentee owners.  How do I know if I have a good list?  Is this just trial and error?  Seems like it could add up to a lot of $$'s pretty quickly if just using trial and error.  Any good suggestions are appreciated.  Thanks.
