So I did do that, sorry, but the persons name is the same as the address.  I'm thinking he past away or is living with family.

So I did some driving for dollars today and I found 3 vacant homes in my town, Jackson, NJ, Ocean County. I tried to look up on the Ocean County clerks website, and the State of NJ website, but the locations/addresses could not be found. Does anyone know why this would be? These three homes are great candidates for fix/flip and even BRRR investing. Any help is appreciated. Thanks.

So I'm looking at a property and the seller wants to evict the tenant because they're not paying.  In NJ, does anyone know how much it costs to do an eviction and what the process is?

thanks the property i was looking at in DE fell through.  so i don't need to use these guys for now.  but i appreciate the input and will keep them in mind if another DE deal comes up.

So I'm looking at a small 2br house withh a "long term tennanct"  but the seller states that the owner will be responsible for the Certificate of Occupancy and all certifications.  And "tenant is not to be disturbed"   What could this possibly mean?

Can someone tell me what HUD owned property means and what types of hoops one would have to go through to purchase? Is this like a foreclosed/bank owned deal? Thanks.

hi @Julia Allred  after clicking through on the BP website for their list of hard money lenders they are there.  However, I still haven't gotten any feedback on here about them.  I did get a call from them shortly after I created an account on their website just to get more info.   The woman on the phone sounded rather flighty.  They say they give you 100% financing but then they make you put a $3k deposit to them and charge $650 for a property eval, and say you get the difference back after closing.  But then they sent me an email trying to sell me a $3k package that includes a "starter experience education pkg, an expert experience education pkg, homework assignments" and other marketing material.  So I'm not too sure.  But would still like to know if anyone here on BP has worked with them.
