So I saw for the first time today the beginnings of Than Merrill's infomercial.  Has anyone here on BP gone to the class just to check it out?  There's no way I'm paying anything, but I figure whatever free info I could get, couldn't be all that bad.  Plus it's a way to network with more peeps.  Any feedback appreciated. Thanks.

@Damarius Gilbert my big mental block is what do i say to people that contact me from craigslist?  I just put out some ads about "I buy houses."  However, I don't have any money, so I would need to partner with someone.  I do have a few possible folks to bring the right deal to.  I'm not a very "salesy" type person, so if you could provide some scripting that would be fantastic.

Hi BP community - I'm seeking input from landlords and property owners in Dover, Wilmington, and Newark DE.  I'd like to know more about the rental market in these communities.  Especially the type of neighborhoods, good locations vs. bad locations; market rental rates, and what's a good purchase price range.  Also, if I do invest in these areas, I'd like recommendations for property managers, handyman services, and other professional references.

I am also confused. I own my home and we do not have a FHA/Fannie/Freddie loan on it. So are you saying that I can apply and get an FHA or FannieMae or FreddieMac loan on a NON-primary residence as investment?

That's terrific stuff.  Did you actually put it on yellow paper?  Did you use a yellow envelope?   I've seen a few vacant properties around my town, but I don't know how to get the letter to the owner.  I recall seeing in a BP video something about address service on the letter or something of that nature.  Can you tell me how you got the letters to the absentee owners?

But in this case, the persons name is on the tax record.  And I have a copy of a mortgage discharge in his name.
