Does anyone normally get a property appraisal before buying a rental?  If so, and the property has tenants, how would you go about coordinating this?  I may be really naive about this, as the only appraisals I've had done are on my own house for when I re-fi'd.

Are there any NJ investors that know if I buy a house, can I rent it out regardless of the neighborhood?  Or does it need to be in zoned for renting?  Or is it town specific?

So I've seen a lot of people on the business channels saying the capping of the home mortgage interest deduction is going to kill the hi-end home market. Any tax attorneys/CPA's or other qualified folks on here that can chime in on how this well affect the REI biz?

Does anyone know of the least expensive best web hosting/creation website company for newbie REI's? I saw one for $50/ month but that's a lot of money for me right now.

Can someone please tell me in laymans terms what the cap rate is?  I've read definitions over and over, but I still don't get it.  Sorry feel like the dunce cap is on.

@Jerome Bell, Sr. can you raise the rents on section 8's annually?  where can i find out how a section 8 works in another state or even my home state?

So I clicked a link for dohardmoney.com here on BP.  Filled out some basic information and they texted me and called me to follow up.  I've had a bad experience with a Utah based company in the past in I've heard Utah companies have a bad rep - no offense to anyone here on BP.  Just saying what I've heard and experienced.  So if anyone has any info on these guys, I'd love to heard about it.  Thanks.!

Thank you gentlemen. I was not planning on paying for any education from them. As I've learned on BP, there's a ton of free info on here.
