I currently have an Off Market deal in Southern Dallas. You can Buy and Hold, Fix and Flip, or Owner Finance to a potential homeowner or you can buy cash and live there. Rehab will go towards cosmetic updating and very slight foundation (pier and beam). Resale comps have low DOM, and there were not a ton of rental comps but I think you can pull $1200 easily per month. Tax Roles are incorrect. I have walked the property and it is a full 3/2.

Nice Off Market Flip or Rental. This house has some foundation issues along the front and in the washer/dryer area. The garage has been converted and is a 4th bedroom. The property has good cabinets in the kitchen and newer windows. The bathrooms has been some what updated but still needs some attention. Great value in this house. For rents I did have to pull a larger area but only used comps in the same subdivision. Market rents range from $1100-$1300/month. Contact me for more information.

Awesome property with great bones in the Highland Meadows Subdivision in North Dallas. Pretty straight forward rehab to get this thing into tip top shape. Biggest decision as far as rehab will be if you would like to fully open up the kitchen or leave it as is, there are comps that shows value for either option. This is a large rehab deal. This is the largest house on the largest lot sold in the past year here--over .4 acre! Once completed, this will sell quickly, as the only properties this size around here are all in the mid $200s, and are on MUCH smaller lots! As a rental, you could probably get $13-1500/mo, given its size, and the rehab would be less as you wouldn't have to do some of the higher dollar expenses necessary to get top dollar as a flip in this area.
