Buckner Terrace Flip! Very cool and unique house. Very spacious with 5 bedrooms, 3 full baths, and 2 half baths. Master bed down stairs with 4 bedrooms upstairs. All majors appear to be in great shape. HVAC will need to be serviced. The entire $70k is going to windows and strictly cosmetics. The house is much bigger than the comps so I believe you can get a higher ARV than $350k after renovations, but wanted to keep it easy to see the value at $350k and move it quick on the open market. I have a 3/1 1,092 sqft property in Fort Worth that would make a solid rental, low end flip, or an owner finance deal. This area is rapidly changing, and this is a good time to get in early. House seems to be in good shape structurally, but needs a new roof, windows, HVAC and cosmetics throughout. The property does side to a railroad, and I deducted 10k off the ARV for that reason.
