This is a 3/2/2 1906 sqft brick house which was purchased by an investor and demoed to the studs. Since it is more difficult to assess these sorts of rehabs, we had a GC get us a bid in order to provide a firm number on the rehab. Moderately updated houses in this area are going pretty quickly, for around $93/sqft. I priced this one at $91/sqft to be safe, but once completed, this could easily fetch more, as it will be a fully updated property.

Hamilton Park! One of the last pockets inside the loop in Richardson ISD that you still can buy around $100k. This is a great buy and hold for solid cash flow. After rehab, you should be able to rent for $1450/month. Tax Rolls say 3 bedroom 1 bath, but its actually 4 bedroom and 1 bath. If you really do it up, I believe you can sell for $159k, but I think its a tight flip and the best play is to hold for the long haul. Contact me for all the information!

Awesome 4/2.1/2 in East Dallas. Comps in the area are selling between $109.4/sqft-$143.99/sqft. My ARV for the property is at $109/sqft so it should be more then achievable. DOM are VERY low, averaging just 5 days! The rehab consists of updating flooring, kitchen, and baths. Mechanically this house is in great shape.
